Prices are per condo.  All bookings are subject to a departure cleaning fee of ($80 for 2 bed, $90 for 3-bed), and local Florida sales tax at 12%.  Details of all charges will be provided on your booking confirmation.


In high season or other busy periods, a minimum length of stay may apply.


While we would prefer a minimum of 30 days’ notice between booking and date of arrival, we will always be prepared to consider a booking at shorter notice (subject to prompt payment of the booking deposit).  We are also happy to make repeat bookings, as we know some of our guests like to make an annual vacation to Bahama Bay Resort, and we can reserve your preferred dates for you each year!



All bookings made through this owners’ website offer you a saving because they are fully inclusive of the daily amenity fee.  Other websites will quote you a basic rate and then add these additional charges.


Discounts are available on bookings of more than 3 consecutive weeks; and also for repeat visits in the same year.  From time to time we also have special offer rates – contact us for details.



We will require an initial deposit of 20% of the total cost to confirm your booking, and then you will pay the balance on arrival in the resort.  Confirmation of the total value of your booking will be provided on receipt of your completed booking form, so you will know the exact US$ amount you will be charged (this will include a breakdown of the sales tax and departure cleaning fee for reference).


Receipt of deposit payment with booking confirms your acceptance of our terms & conditions.

Terms & Conditions of Booking


1. General

1.1 All bookings accepted by are subject to these terms and conditions, and receipt of your deposit payment confirms your acceptance of these terms and conditions.
1.2 The term “booking” refers to an agreed period of consecutive nights. While multiple or repeat bookings can be accepted, any “per booking” charge or condition will apply to each separate group of consecutive nights.


2. Bookings & payments

2.1 A non-refundable deposit will be required on booking, of £100 for all bookings of one week or more. Bookings of less than one week must be paid in full at the time of booking.
2.2 Payment of the full balance will be due on arrival in resort, payable in US$.  Should you cancel your booking at any time after payment of the deposit, please ensure you comply with clause 4.1 below; any cancellations made less than 8 weeks prior to date of departure will incur a late cancellation fee of £100.
2.3 Confirmation of booking will be sent to you on receipt of deposit with details of check-in, key collection, and a location map.
2.4 Bookings of less than 7 nights will incur an additional departure cleaning charge of £40/$65 plus 13% sales tax per booking. This will be added to your invoice.
2.5 A credit/debit card imprint will be taken on arrival. Any incidental expenses which you may incur during your stay, or charges for any accidental damage during your stay, will be charged to that card on departure.
2.6 Check-in will be available from 16.00 hrs on date of arrival; check-out must be made by 10.00 hrs on date of departure. Late check-out may incur an additional charge (based on the applicable “per night” rate) – you should arrange with the front desk in advance if you require a late check-out.
2.7 Please note payment of balance will be due in US dollars. As your deposit will be paid in GB£, the balance figure quoted in your booking confirmation will be based on the rate of exchange at that date, and there will be no amendment as a result of any subsequent currency fluctuations.
2.8 A local Florida sales tax is chargeable at 13% on all vacation accommodation; this is included in our rates, and you will be advised of the amount with your booking confirmation for information purposes only.


3. Occupancy

3.1 We regret no pets are allowed in the condos.
3.2 For the safety and comfort of all our guests, smoking is not permitted inside the condos, and a charge of $250 will be made for breach of this condition.
3.3 All prices shown are per condo; maximum occupancy is 8 persons. The accommodation is provided for the sole use of the persons named on the booking form; subletting or assigning the rental is prohibited.
3.4 All persons under the age of 21 must be accompanied by an adult.
3.5 For the convenience of our guests, our management agents will have staff available in the resort to deal with any of your queries. In the unlikely event that you have any cause for complaint during your stay, you should refer this immediately to the front desk so that they may take whatever action is necessary. You should also notify us as soon as you return home, so that we can be made aware of the situation and how it was dealt with. This will enable us to ensure that a high level of service is provided to all our customers.
3.6 We will not be liable for any injury sustained or loss incurred as a result of using the property, either the private condominium facilities or any facilities in the public areas of the resort.
3.7 Car-parking at the resort will be at the guests’ own risk.
3.8 We recommend that you take out holiday insurance to cover any unforeseen circumstances which may result in cancellation of your holiday, or any other loss or injury which may occur during or as a result of your stay.


4. Cancellations & Refunds

4.1 Cancellations must be received in writing (e-mail), including your booking reference. For cancellations received less than 4 weeks prior to date of arrival, you will incur a late cancellation fee of £100.
4.2 All deposits are non-refundable, and no refund of deposit will be made for cancellations by customers.
Cancellations by BahamaBay-Florida
4.3 We reserve the right to cancel the booking if, due to circumstances beyond our control, the apartment is unavailable for any reason. If such a cancellation should have to be made by BahamaBay-Florida, and no suitable alternative date or accommodation can be offered, we will refund your deposit payment in full.
4.4 We reserve the right to terminate the occupancy, if the guests are found to be in breach of any of the occupancy conditions (clauses 3.1, 3.2, 3.3 & 3.4). In these circumstances, we will not be liable for finding alternative accommodation, and no refund will be made.
4.5 We regret that we are not able to make any refunds except as described in clauses 4.1 and 4.3 above.
